Strata penis enlargement pills Title penis enlargement review Hotel Investments
Want to know why Strata Title Hotel Investments can be a "Hell Hole" for the unwary?
Hello, Colm here ...
WHEN ALL ELSE FAILS,
IF YOU CANT LIVE IN IT PERMANENTLY,
DONT BUY IT!
What do I mean by that?
Flexibility should be your investment by-word. One of those important 'bench marks' that you should achieve.
Strata Title Hotels are built because:
* Major Institutions don't want to own Big Hotels.
* Not to allow you to enjoy being part of the growth in the hospitality industry.
So What Are The Facts:
Why are Hotels built and sold by Strata Title?
Why do Developer Build Strata Title Hotels?
Developers will say, strata title allows the average investor have a part of the inner city tourism/business market.
Whats the real reason for Building Strata Title Hotels?
Major Institutional investors in Australia do not want to own hotels any more. They got into them in the 70s, 80s and generally, did not enjoy the experience.
Why?
The ROI was not 'there.'
Institutions are essentially passive investors and like Flexibility in their investments. Financial institutions do not run Hotels. So they must engage Managers, like Sheraton, Hilton etc to manage the hotel for them.
Institutions want to engage the Manager on a Lease Aggreement penis enlargement products; however Managers prefer a Management Agreement Arrangement.
Management Agreements are the NORM for the industry, and the Managers are expert at maximizing their performance bonus and the amount left over (the investment return) for the institution has generally not been good enough for institutions to continue to want to expand their hotel investment portfolios, even in CBD locations.
So if that is the attitude of the Big Boys and a developer believes there is a market now for a new hotel, their only other option is to go the strata title route and go for the Little Guys.
Can I put it another way, with no insult intended.
The investment performance of hotels is not good enough for the Professional Institutional Investors who have 'money power' and 'high skill' behind them; so lets go for the non-professional investors through strata title.
Remember the Big Boys employ the Big Managers review of penis enlargement products. The Big Managers don't get involved in Strata Title Hotels. That's left to the lower ranked managers & the lower ranked developers.
I dont think that is good enough, do you?
1. If the complex is run as a HOTEL, you cant live in permanently, cause its too small.
2. If its internal space IS UNDER 50sqm a buyer will not get bank finance.
3. And finally if it has a RENT GUARANTEE youve now got three good reasons to do a 180 degree turn and RUN.(See separate report)
If investors decides they still want to buy a strata title hotel unit, the most important document to read is the Management Agreement and if there are any Guarantees; who is underwriting the Guarantee; HOW STRONG ARE THEY?
Strata title hotels have a poor history unfortunately, because of the reputation and lack of experience of the developers who put the deals together AND PROMOTE THEM.
Only a few months ago I helped a family who had been in one of these strata title hotel investment for five (5) years. They sold for less than they paid. Enough said.
Let's get away from hotels:
Lets suppose your financial world has fallen apart, and you have to cut things down to the bone.
If your investment unit/house has been designed for the investment market, it is generally smaller than what society regards as a normal size.
You and I know what a NORMAL house and unit looks like and feels like; dont we?
When you see Rent Guaranteed Investment Real Estate, have you noticed that they just dont look like we expect normal houses and units to look.
Usually they are much smaller and are built in a complex.
So the first rule is never buy any property that is under 50 square metres internal area. Do not include balconies in this calculation.
IF THE AREA IS UNDER 50 SQM INTERNAL AREA, BANKS WONT ACCEPT THE UNIT AS SECURITY.
Oh, you say, but my friend was able to buy one and the bank lent them the money. Yes, you are correct BUT it is usually a finance deal done by the developer with the bank and the bank will usually have security over other assets.
When you come to sell, a bank wont lend BUYERS money for a property under 50 sqm internal area, and that leaves you looking for a CASH BUYER ONLY. Your Flexibility is wounded, but you can't see the blood yet.
The unit/house is physically not considered standard, as compared to what is normally on the market. They can vary from small houses/townhouses in outlying areas or inner city units in complexes being run as a hotel/motel.

Tips To Deal with penis enlargement products review of penis enlargement products Exercise Induced Asthma
For penile enlargement approximately 80-90% of people that suffer from asthma, exercise can be a strong stimulus for an attack. This syndrome has become known as exercise induced asthma or EIA. The likelihood of an attack is further increased when exercising in cold weather, so this article offers some basic information on exercise-induced asthma and how to prevent or minimize the severity of an attack.
Asthma is a condition where the subject experiences bronchospasms and/or bronchoconstriction - a narrowing of the bronchii (airways) due to excessive smooth muscle contraction, and inflammation. An asthma attack can be very frightening and in severe circumstances, result in death by asphyxiation (suffocation). With the initiation of exercise in healthy individuals and asthmatics, hormones such as adrenaline produce a relaxing effect on the smooth muscles of the airways (bronchodilation). However in asthmatics, this relaxation is followed by bronchospasm and usually begins within 5-15 minutes after exercise.
The reason for this bronchospasm episode is not known exactly, but sports medicine research suggests a strong connection to heat and moisture loss from the cells lining the airways. Air that is inhaled through the mouth must be warmed and humidified before passing further into the lungs. Cold air cannot hold much water vapor, and as a result is also typically dry; so it is suspected that cold-weather exercise/sports may be even more likely to trigger airway constriction. Running in cold weather and sports such as ice hockey are classic examples. Swimming on the other hand is thought to be a relatively safe sport for EIA sufferers.
With winter around the corner, here are top enlargement products a few tips to help minimize the chance of an exercise induced asthma attack.
Perform an extended warm-up of continuous activity for 15-30 minutes, as this has been shown to produce a refractory period where more intense exercise does not trigger as severe an attack. This refractory period may last for up to 2 hours long.
Try to exercise indoors if possible. If this is not feasible, wear a scarf or something similar over your mouth while you exercise to help retain the warmth and humidity in the respiratory tract.
If exercising outside, avoid exercising along busy roads where car exhaust fumes and pollution may further aggravate symptoms.
Always carry bronchodilator medication when exercising
Exercise induced asthma can be an irritation and a potentially deadly situation for the sufferer. Following the tips offered in this article may help relieve or minimize attacks to allow for a more effective exercise session.
Why We Watch Sports - (And top enlargement products color=#000000>penile enlargement It's Not What You Think)
Whether you want to believe it or not, we like to watch sports for very different reasons than you may think. In fact, the real things that cause us to like sports are in every person, whether we like sports or not. What things can we learn about human nature by simply looking at our fascination with competition? The answers may surprise you. Not only are the answers interesting in themselves, but they may just help you in other ways too.
There are some fairly straightforward and obvious explanations for why we like sports to be sure. Sports teach us about loyalty, perseverance and honor. It gives us a way to bond, its cathartic, and we identify with teams and players. We live vicariously through the players we watch. We have our favorite players, and there are teams weve grown up rooting for because our brother or dad used to love them, and now we still root for them today. Or we may follow a sport now that we used to penis enlargement with vigrx plus play as a child.
But there are some deeper, more powerful and fascinating reasons too.
Were All Just Big Children
Whether you want to believe it or not, all adults are just big children. Were all just big kids. We just hide our true feelings and thoughts with highly developed skills (or at least most of us do). We still want to belong or be accepted by our peers, we all still want to be loved, we still feel emotional pain, and we still find ourselves giving in to immediate gratification when we know better. And yes, some of us still lie and cheat in our normal day to day lives.
We certainly hide things better and often successfully act as if we dont care about belonging, or love, or pain, or whatever. Deep down inside we are a little more mature and wise, but basically still just children. We may not say it out loud anymore, but we still think to ourselves sometimes, Thats not fair! We would rather play than work. Some may argue, depending on whether they pee standing up or sitting down, that this is especially true for men. Maybe thats why there are more men sports fans than women.
You see, watching sports gives us a perfect, safe and secure, black and white, little microcosm of life. Following a player, team or game allows us to experience ups and downs and a whole array of emotions, just like in real life, but we arent actually affected.
And unlike life, sports and games are generally fair! There are rules and a crystal clear framework, or paradigm that all the participants and spectators know about. There are never any monkey wrenches thrown into a sports game, like the rules changing mid-game for instance. If rules are broken, the offender is penalized. They dont frustratingly get away sometimes like in real life.
At the end, there is an unambiguous winner and loser. We get to pretend that the game were watching is life, where everything is perfectly fair, everyone plays by the rules and everything makes sense.
Children tend to think of things in much more black and white terms. It is only through living and maturing that we realize that all of life is a series of grays. But we all still long for a simpler and easier life. When things are only seen in black or white, things indeed seem simpler and easier, but life isnt so clear-cut.
This helps explain why politicians who break their platform down into simple sound bites and into terms devoid of complexity often do better than politicians who talk about life like it really is, a complex, interrelated world of nuances.
Watching sports allows us a temporarily safe and socially acceptable way to be more like our true nature, and our true nature is frighteningly childlike. So the next time you deal with a difficult person, remember that they are just a large child, like you and everyone else, and maybe that knowledge will help you deal with them a little more easily.
What do watching a horror movie and sports have in common?
Ever wonder why so many people, including maybe you, enjoy watching horror movies so much? They provide a safe way for people to experience high levels of suspension without actually being in any real danger. Sports can be the same way. Again, watching sports allows us to enter a perfect world where the suspenseful outcome has no bearing on our real lives (unless you have a nasty sports gambling problem of course).
People love drama, suspension, and resolution, which are all elements inherent in sports. In fact, the closer the game, the more suspension there is. If we identify with a player and he wins, we are vicariously happy for the success. However, if the players team loses, we feel the defeat a little as well. But our lives are unaffected. And sports announcers usually only add to the drama and suspension.
A sports game is a sort of story. There is a beginning and an end. There is a protagonist (your team) and an antagonist (the other team). There is a scene and setting, the stadium at noon, and there is a plot, which is the action. Only after the games ends, and depending on if your team won or not, is it decided to be called a fairy tale ending or a tragedy.
Reptilian Brain and War
Whether you want to believe it or not, humans are a lot closer to nature and the animal world than most people like to think. Were not just close to nature; were a part of it! Evolutionarily speaking, we are much closer in time to our unintelligent animal ancestors than we are to a transcended sentient species apart from nature. Our behavior is guided much more by our primitive brain than our more recently developed neocortex, which is the seat of our intelligence. The primitive brain, or lower brain function, deals with fight or flight behavior, hunger, fear, and sex, among other things.
A common, yet erroneous concept is that the human brain is the result of billions of years of evolution. Our primitive or reptilian part of the brain is that old, but our brains extra large neocortex, the thing that separates us from other mammals, came about only a couple million years ago, a mere drop in the evolutionary bucket. The neocortex has not had much time to develop, and so our primitive brain plays a significant role in our lives.
Our basic flight or fight mentality is manifested in sports. We can relate, on some deeper and unconscious level, with the guy running with the football towards the end zone and being chased by a pack of angry men. We can understand what it feels like to check another player in hockey and slam him into the boards. Or we can sympathize with the NASCAR driver who gets passed by a competitor, but throws it into a higher gear and chases after him.
Our primitive desire for dominance is represented in sports. When our team wins sizegenetics penis enlargement device, we experience a sort of dominance over the opposing team and their fans.
Our predatory nature is lit up when we see a linebacker following a running back through a mass of football players, waiting for the perfect moment to strike his prey with a tackle. Watching someone chase the man with the ball in basketball, soccer, or baseball affects us in similar ways.
Our tribal instincts are fulfilled by sports. We all want to belong to something; its a basic human need since we are such social animals. We identify with a team like our ancestors would identify with their tribe. This is especially true for the Western worlds modern man, where community has taken a back seat to independence.
Our primitive warring nature is satisfied by sports. There seems to be an innate desire for war, even in so-called modern man. Indeed, look at the world today and how many current wars are going on, and youll see how far we are to real peace. Pathetically, that last statement holds true for almost any time in history, regardless of when youre reading this. Again, this goes back to the fact that we are ruled more by our primitive, survival-driven, fight or flight brain than our reasonable and intelligent modern brain.
Every sports game is like a tiny war between tribes, with an end and a declared victor. But theres one important distinction; unlike war, no one has to die in sports.
One of the reasons going to a game is more exciting than watching it on TV is that there is a kind of energy created when so many people get together and root for one cause. You might even liken it to a mob mentality. We dont have to look farther than our own stadiums where pandemonium has broken out in protest to a call or in celebration of a win. Sports strongly appeals to the gaming and struggle instincts of humans.
And since our modern lives no longer contain any real physical danger and all our basic needs are immediately taken care of, we now have a void that needs to be filled somehow, our primitive brain expects it. Sports fit the bill. It gives us the illusion of reality where there are no consequences. It gives us the illusion of battle, war, victory and defeat, without the consequences. And it gives us the illusion of being a child again, even if its all temporary.
You may not like sports at all, but we are all a quite childlike inside. We all yearn for some level of drama in our lives. And we are all constantly affected by our primitive brain. Watching sports is one excellent way for people to reconcile these inescapable facts.
History of review of penis enlargement products penis enlargement products Soccer - An Essay
The score is tied 1-1. Its you and the goalie with ten seconds left. You dribble left, then right, you shoot . . . GOOOAAALLL!!! "Association Football", "football" or, in this age, "soccer" is considered an international pastime. It is played in more towns, cities, and countries than any other sport in the world. Millions share the love for this sport. Comparable to baseball in the US, or hockey in Canada, soccer enjoys the same reputation in the countries of Europe and South America. The sports popularity is swiftly growing in America. So what is it about this sport that attracts more and more participants every year? What is it that invites crowds of a hundred thousand fans and sparks these crazed fans into an uncontrollable rage and a sudden state of chaos? Something that has captivated the rest of the world is beginning to gain a foothold in the US. However, soccer did not enjoy a successful beginning.
It wasnt until the late 1800s that a man by the name of William McGregor introduced the FA Cup and international matches, which saved the game from obscurity. The earliest forms of soccer were played three centuries ago and quite rapidly evolved into a game radically different from its origins and thus flowered the irresistible spectacle still recognizable so many years later.
Soccer is the name commonly given in North America to a form of football played with a spherical ball. It is the most widely played team game in the world and the most popular spectator sport, followed avidly by hundreds of millions of fans. Originally called association football (the name soccer is a corruption of the word assoc derived in turn from association), (Funk and Wagnalls New Encyclopedia) soccer is distinguished from American or Canadian football and Rugby in that it is primarily played with the feet. It also differs from these games in that, soccer being speedier, players must improvise their tactics as play proceeds, constantly shifting their positions to receive or intercept passes. Teams of 11 players play on a field no more than 130 yd x 100 yd and not less than 100 yd x 50 yd. The basic objective of the game is for one team to force the ball, by kicking it or using the chest or head, past the goalkeeper and into the goal. The ball is a leather-covered sphere 27 to 28 in. in circumference and weighing 14 to 16 ounces. The game is played in two 45-minute halves. The team scoring the most goals wins the game.
All that is needed to play soccer is a ball, goals, and, for those who want, uniforms consisting of shorts, socks, cleats. It can even be played barefoot. This simplicity and informality is a chief reason for the worldwide popularity of the game. Because tackling is not as violent as in other forms of football and the round ball is more easily controlled than an oval one, soccer is especially suited to younger players.
Soccer has been a part of my life since I was five years old. I have been playing now for twelve years. My experiences in soccer have changed from the first games where 11 players ran in a bunch following the ball, to where now we use a complex system of passing using triangles. Some fans have told me that our system seems difficult to learn and play but when broken down, it is very simple. I have learned a lot about the sport. When I started to play higher levels of soccer I had to make a commitment. As a member of this year's varsity soccer team I spend close to 24 hours a week on the soccer field. My coach played semi-pro soccer in Scotland. Nearly every coach in Utah knows him. He trains us harder than any other coach I have ever had. When I played with him several years ago our team went 16-0-1. We were ranked #1 in the state. With commitment and hard work our team hopes to continue our coach's winning tradition.
In 12th century England the most primitive forms of soccer were played on the battlefield. Stories tell of using the enemy's skull as a ball. Another tells of a brave village defeating a Roman team and running them out of town in 217 AD. They took over their whole town including houses, shops, fields and livestock (gives a new meaning to the old saying, "Winner takes all"). Twelfth century soccer was a violent sport with little or no rules. (Origins of the Game)
Native Americans used to play a game called Pasuchuakohowog meaning, "They gather to play ball with the foot." Beaches, a half-mile wide with goals one-mile apart, served as playing fields for as many as 1000 people at a time. Games were often rough, resulting in broken bones. No one could be identified because players disguised themselves with ornaments and warpaint making retaliating close to impossible. It was common for games to be carried over from one day to the next with a feast for all at the conclusion of the match. (Origins of the Game)
It is important to understand that "football" began to be used specifically to describe association football in Europe some time after the Football Association was formed in London in 1863. The Football Association was not set up with the intention of creating a "new" game. The wealthy young Britons who formed the Association had all attended exclusive schools, each fanatically proud of their own traditions and each with their own soccer rules. Now, the Football Association, with their universally acceptable rules for one game only, came into being to provide a game overseen by gentlemen for young gentlemen. It was some years before the world game of today became faintly recognizable. (1000 Years of Football Trivia)
The world's first league was formed in April 1888. The driving force was William McGregor, a Scottish shopkeeper, teetotaler, and deeply religious chairman of the Aston Villa club in Birmingham, which penile enlargement later became the world's first "super club." The league came just in time for soccer, which was struggling to find its true role yet again after the legalization of professional teams in 1885. The forces of amateurism, then represented by the public schools and universities and their powerful position in British society, still saw paid play as an evil. However, strictly organized weekly league competition proved to be the foundation stone of the professional game. The so-called "Baines cards," an amazing series of printed paper cards, were the first brilliant commercial project to spring from popular sports with mass appeal. International matches also helped to revitalize the game. The first international match was played between England and Scotland. A new side of the game was added with these international matches. Players were now playing teams they knew nothing about. They knew nothing about their style of play, their abilities, or their strengths and weaknesses. (1000 top enlargement products Years of Football Trivia)
The evolution of soccer has also meant that rules had to change to keep up with the level of competition. Some of the major alterations over the years include:
1580: A certain Giovanni Bardi published a set of rules of the game of "calcio".
1848: The first Cambridge Rules are drawn up.
1877: The associations in Great Britain formed to gain a uniform code.
1886: June 2, first official meeting of the International Football Association Board.
1891: Introduction of the penalty-kick.
1913: FIFA becomes a member of the International F.A. Board.
1925: Amendment of offside rule from three to two players.
1937-38: The present Laws framed in a new system of codification but based on the Laws previously in force.
1997: The Laws revised.

On May 21, 1904 seven countries formed an organization called Federation Internationale de Football Association (FIFA). The countries of France, Belgium, Denmark, Netherlands, Spain, Sweden, and Switzerland assembled FIFA in order to distinguish it unequivocally from "Union Football", or rugby. The split between the two sports occurred in the central English town of Rugby in 1823, when a player of the home team scored a goal by picking up the ball and running with it. The classic version of the game, association football, adhered to the original round ball, while the derivatives, rugby and American football, chose to introduce an oval ball. The World Cup is a tournament involving 36 teams. Each team fights for respect, glory, fame, distinction and bragging rights. The atmosphere surrounding this tournament is tremendous. The tournament is held every four years, with the Olympics in between. The first World Cup was held in Uruguay in 1930. Thirteen teams competed for the first World Cup victory. In 1958 the sixth World Cup was held, during which the first television transmission of the game was held. The traditional black and white ball was introduced to show up better on the first black and white televisions. In 1994 the United States welcomed the world by staging the World Cup for the first time. Breaking numerous records, World Cup USA, 1994 is heralded as the best World Cup ever. The most successful World Cup team is Brazil. Brazil has won the tournament more times than any other team. Their success has been accredited to Pel who led the team to three championships in twelve years.
Edson Arantes do Nascimento, or better known as Pel is considered the greatest soccer player of his time. He was born in Trs Coraes, Brazil on October 23, 1940. Pel was famed for his powerful kicking and brilliant field strategy. He was an amazing soccer player to watch. Anyone who has ever played the game can't help but hold a tremendous amount of respect for his abilities. He scored 1200 goals in 1253 games making him the only player to score 1000 goals during a career. He began playing as an inside left forward for the Santos Football Club in 1956 and six years later the team won it's first world club championship. He also led Brazil to three World Cup championships in 1958, 1962, and 1970. In 1975 the New York Cosmos signed Pel for 2.8 million dollars, thus making him the highest paid soccer player ever. He retired after leading the Cosmos to the NASL Championship. Pel was inducted into the U.S. Soccer Hall of Fame in 1993.
America's role in the development of soccer was minute until the middle part of the 20th century. Our nation was one that long resisted soccer's spread. By 1820, many American colleges played soccer, but there was no intercollegiate competition. The rules were casual and often changed. On November 6, 1869 Princeton University and Rutgers University engaged in the first intercollegiate soccer match in New Brunswick, NJ. The Rutgers team won the match 6-4. Soon immigrants from England, Scotland, Ireland and Wales arrived in the US in the metropolitan areas of the East, Midwest and Pacific Coast. Before long, communities with textile mills, shipyards, quarries or mines had a soccer team among its immigrant population. The US Football Association (USFA), now US Soccer Federation, was granted full membership in FIFA in 1914, and in the USA's first international match on August 20 they defeated Sweden 3-0. Despite this first victory the US usually lost to foreign teams. However, on June 29 during the 1950 World Cup in Brazil, a star player named Gaetjen scored the winning goal and the US defeated England 1-0. It was perhaps, the biggest upset ever in international soccer. In 1989 Paul Caligiuri scored the biggest goal in US soccer history since Gaetjens goal against England. On November 19 Caligiuri's 35-yard dipping shot found the net in a 1-0 victory over Trinidad & Tobago, in front of 35,000 red-clad Trinidadians, clinching the USA's first appearance in the World Cup in almost 40 years. The US team qualified for the World Cup for the fourth time this year. Their road to the World Cup was not an easy one. They tied a very good Mexico team 1-1. They also had to beat Canada, and El Salvador. The team has very high hopes and a good chance to do well.
Soccer has entrenched itself well in America, not only among men but among women also. The first women's teams were formed in England in the 1880's and participation has expanded dramatically. (1000 Years of Football Trivia) More and more women are playing every year. In America, the women's national team is enjoying much more success than the men. In 1991 the US Womens National Team captured the first ever FIFA Women's World Championship in China with a 2-1 win over Norway on November 30. This was the only time an American team had ever won a world title. In the 1996 Summer Olympics in Atlanta the women's team won the gold medal. Now more programs are being started for young girls to have their own soccer team to play on. These "feeder" programs help increase the level of play in high school and college. This in turn helps the sports popularity.
We have all seen it, heard it, and read it. Soccer isn't a "real" sport. Soccer is boring. Soccer is only for geeky, gym-class kids with pocket-protectors and thick glasses. Soccer is a foreign game for hooligan, drunken psycho-fans. Soccer is just plain un-American. Just before the 1994 World Cup, Mike Barnacle of the Boston Globe described soccer as "a mindless sport where hordes of incomprehensible athletes run aimlessly in a circle until everyone is dehydrated and, finally, some guy uses his skull to score a touchdown." (American Attitudes Toward Soccer) No other sport is treated to such consistent degradation in the press. Tom Weir wrote in USA Today in December 1993, that "hating soccer is more American than apple pie, driving a pickup, or spending Saturday afternoons channel surfing with the remote control." (American Attitudes Toward Soccer) What is it about soccer that generates this degradation? What is often called "soccer bashing" is really based on century-old notions that branded football as the manly, American games, while soccer was either a sport for immigrants or a sport for fitness.
Soccer has survived rule changes and alterations. This sport must have something that no other sport has. What is it? Is it the constant action and fast paced play? Is it the simplicity in getting a game started? Is it the fact that the sport is relatively safe? I think it is a combination of all of these. Soccer is played in every country in the world. In the street alleys of Mexico kids gather barefoot and play with a ball that is thirty years old. Playing soccer to these kids is like bike riding or rollerblading to American kids. These kids don't need expensive equipment, team managers, or any organized play. Yet these players develop into some of the greatest players to ever lay foot on a soccer ball. In order for soccer to finally take its place as a mainstream American spectator sport, we must change the way the game is perceived. First, we must continue to create American soccer heroes like Michelle Akers or Cobi Jones. Second, we must change soccers foreign stereotype. Soccer in the U.S. is as old as baseball and is no more foreign than golf. Moreover, many of America's greatest players during those early years were not born in this country. But to change the "ethnic" tag, we must recognize that all of those so-called "immigrants" are also our fathers and our grandfathers. As Sam Foulds, the late historian for the USSF, liked to say, they are "Americans of foreign birth." Just like each one of them, soccer has always been an American game of foreign birth.
